Foundation
One of the most important components of the proper way to build. Without the proper foundation, no home can be built.
Overview
The part everything else rests on
One of the most important components of following the proper way to build is the foundation. Without the proper foundation, no home can be built. Everything above it inherits whatever you got wrong down here.
Georgia red clay moves. It swells when it takes water and shrinks when it dries, and a footing that ignores that will telegraph into cracked drywall and doors that stop closing two summers later. We set foundations with that behaviour in mind and with the drainage that keeps it predictable.
Because we frame what goes on top, the foundation gets set square and true to the plan we are about to build from. No shimming the whole first floor to correct a slab that was out by an inch.
Scope
What is in, and what is not
- Footings and stem walls
- Slab on grade preparation
- Crawl space foundations
- Pier and beam for decks, porches and detached structures
- Anchor bolt and hold down layout for the framing above
- Setting square, level and true to plan
Not included
- Geotechnical soil reports, which a licensed engineer provides
- Structural engineering stamps and calculations
- Underpinning of an existing failing foundation
We would rather tell you now than hand you a change order later. If you need any of these, we can point you to the right trade.
How we run it
The order the work happens in
-
01
Layout and excavation
Lines set from the plan, footings dug to the depth the design calls for.
-
02
Forms, steel and inspection
Formed and tied, then held for inspection before anything is poured.
-
03
Pour and cure
Placed, finished and given the cure time the mix needs, not the time the calendar wants.
-
04
Set for framing
Anchors and hold downs positioned so the walls land exactly where the plan puts them.
If the drawings are already engineered we build to them. If they are not, we will tell you where a stamp is needed rather than guess at a footing size.

FAQ
Questions we get on this one
If yours is not here, call and we will answer it the same way.
(678) 588-5032We set the foundation work as part of the shell package. How the concrete is supplied and placed is covered in the written scope for your job.
It moves seasonally. The answer is footing depth, drainage and grading away from the structure, all decided before the pour, not patched afterwards.
Yes, and we prefer it. Send the plan set with the estimate request and the number comes back tighter.
