House wrap
The step that gets your build dried in and ready for MEP inspection.
Overview
The step that gets you dried in
House wrap is the weather barrier that goes between your sheathing and your siding. It is the least visible thing we install and one of the few that decides whether the wall behind it stays dry for thirty years.
Getting wrapped is also the milestone the whole schedule turns on. Once the roof is on, the wrap is up and the openings are sealed, the build is dried in: the inside is protected, and MEP inspection and drywall can start. Builders plan around this date.
Wrap fails at the details, not in the middle of the sheet. Laps in the wrong direction, tape that was never rolled, a window opening that was flashed after the wrap instead of into it. That is where we spend the labour.
Scope
What is in, and what is not
- House wrap installation over sheathing
- Seam taping and mechanical fastening
- Window and door opening flashing, integrated with the wrap
- Penetration sealing
- Dry in coordination with roofing and openings
Not included
- Spray foam and cavity insulation
- Blower door testing and energy certification
We would rather tell you now than hand you a change order later. If you need any of these, we can point you to the right trade.
How we run it
The order the work happens in
-
01
Wrap from the bottom up
So every lap sheds water outward the way it is meant to.
-
02
Flash the openings into it
Openings get flashed as part of the barrier, not stuck on after it.
-
03
Seal and roll every seam
Tape that is not rolled is tape that lets go in the first Georgia summer.
-
04
Call it dried in
Roof on, wrap up, openings closed. Ready for MEP inspection and drywall.
Dried in is a date, not an adjective. When we quote a job we tell you which day we expect to hit it, because that is the date the rest of your trades are booking against.
